SprinklerBook is a service operated by Harper AI, Inc., a Delaware corporation (“SprinklerBook,” “we,” “us”). By creating an account or using this site you agree to these terms. SprinklerBook is software for licensed fire protection contractors: it organizes your customer account book, tracks recurring inspection due dates, and formats your inspection findings into inspection records, state forms, tags, and deficiency quotes.
What this service is — and is not
SprinklerBook is record-keeping and document-formatting software. We are not an inspection company, we do not hold a fire protection license, and we do not perform, supervise, review, or certify inspections. You — the licensed contractor and our customer (the “licensee”) — are solely responsible for the performance of every inspection and for the accuracy and completeness of every finding. The software formats the records you create; it does not create, verify, or validate their substance. Nothing on this site is legal, engineering, or code-compliance advice.
Findings are always yours — the software never passes anything
SprinklerBook never marks a system, component, or inspection item as passing, deficient, or impaired on its own. Every pass, deficient, or impaired state in a generated report is an explicit entry made by the inspecting technician, recorded under the inspector’s own name and license number, and every generated report identifies that inspector. We render the licensee’s findings into the mandated format; we never characterize code compliance beyond that rendering.
No warranty of AHJ acceptance or code compliance
We make no warranty, representation, or guarantee that any report, form, tag, or other document generated with SprinklerBook satisfies the requirements of any authority having jurisdiction (AHJ), state fire marshal, insurer, or other reviewing party, or that it establishes compliance with any code or standard. SprinklerBook is not a compliance certification of any kind. Form and tag layouts reference the regulation and revision they were built against, but jurisdictions change requirements and interpret them locally; verifying that a document meets your AHJ’s current requirements is your responsibility as the licensee.
Your account
You sign in with your email address. You are responsible for the security of that inbox, for the accuracy of the account information you provide (including license numbers attached to inspectors on your team), and for all activity under your account. We may suspend or terminate accounts that violate these terms, abuse the service, or create risk for us or other users.
Your data stays yours
Your account book — your customers, sites, system inventory, inspection records, photos, and findings — is your business data. We never sell, share, or mine it, and you can export it at any time, including after you cancel. Our Privacy Policy states this commitment in full.
Acceptable use
- No scraping, reverse-engineering, or bulk extraction of the site or service.
- No use of the service to generate inspection documents for inspections that were not actually performed, or to attribute findings to an inspector who did not enter them.
- No reselling or sublicensing access to the service without a written agreement.
- No unlawful use, spam, or harassment conducted through the service.
- No interfering with the service, probing for vulnerabilities, or circumventing rate limits.
Payments
Pricing is shown before you subscribe. Payments are processed by Stripe; we do not store your card details. The subscription is month-to-month and renews automatically until canceled — you can cancel any time, self-serve, from the billing portal in your account, effective at the end of the paid period. Disclaimer of warranties
The service and every document it generates are provided “as is” and “as available,” without warranties of any kind, express or implied, including accuracy, completeness, merchantability, fitness for a particular purpose, or non-infringement. Without limiting the foregoing, we do not warrant that any generated document satisfies any AHJ or establishes code compliance (see above).
Limitation of liability
Fire protection work is life-safety work, and the allocation of that risk between us is fundamental to these terms: the licensee performs and stands behind the inspection; the software formats the record. To the fullest extent permitted by law, SprinklerBook (Harper AI, Inc.) is not liable for any indirect, incidental, special, exemplary, or consequential damages — including, without limitation, damages arising from fire, property damage, personal injury, loss of life, loss of business, or claims by your customers or any third party — arising from or related to your use of the service, any document generated with it, or any inspection it documents. Our total aggregate liability for all claims arising out of or relating to the service is limited to the amount you paid us in the twelve months before the claim arose. Your sole additional remedy is to stop using the service. You are responsible for maintaining the professional liability (errors and omissions) and other insurance customary for your trade.
Governing law & changes
These terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules. We may update these terms; the effective date above marks the current version, and continued use after a change is acceptance.
